About Kure Äripark
Kure Äripark is a new warehouse complex near the Jüri roundabout. The business park spans 9.2 hectares, where six modern and energy-efficient warehouse buildings will be constructed in the coming years. Upon completion, Kure Äripark will add over 30,000 m² of prime commercial space to the Jüri-Lehmja area.
Favorte Real Estate Development usaldusfond will construct three stock-office buildings in Kure Äripark, suitable for large companies to open a new division in a well-known, established location. Kure Äripark also offers properties for the construction of warehouse buildings tailored to your business needs.
Construction of the access road to the property will begin soon: Kurekivi tee will be extended and Pärnoja tee will be constructed, along with all necessary utilities. Construction permit has been issued for infrastructure and the plots have detailed plans.

Kure Äripark is located in the Lehmja-Jüri industrial area, close to the Jüri roundabout. Jüri roundabout is one of the busiest intersections in Estonia, with over 40,000 cars passing through daily, according to the Department of Transport. Jüri roundabout provides quick and convenient access to all major trade routes: Paldiski, Via Baltica, Narva and Tartu directions. Tallinn’s city border is just 7 minutes away via the Tartu highway, making business operations quick and convenient. Constructed motorway exits ensure easy access to your destination. Access to Kure Äripark is via Põrguvälja and Kurekivi tee. There is a regular bus connection between the centre of Tallinn and Jüri, the nearest bus stops are Põrguvälja and Viadukti tee.
There are petrol stations in the vicinity to suit all tastes, and lunch breaks can be spent in the Kalev canteen and cafés in Jüri.
Jüri settlement, as well as the villages of Pildiküla and Lehmja, have undergone significant reconstruction in the last decade: major motorways and exits have been renovated, which has further stimulated the development of new business parks in the area. Next to Kure Äripark, Kawe and Capital Mill are also developing their commercial facilities.
Today, the industrial and logistics district of Jüri has become a highly functional and active business environment. Many companies including Orkla, Rimi, Volvo, Ramirent, Itella, Omniva, Smarten and many others have found a new place to do business in this neighbourhood.
The building’s commercial spaces consist of warehouse and production areas, as well as office and retail spaces. This allows you to conduct all your business activities in one place and, if desired, welcome customers or partners as well. Additionally, you save on time and logistics costs!
High ceilings and extensive warehousing capabilities, automated doors, wide illuminated outside areas and circular traffic, opportunity to install telphers, multiple site entrances, and the ability to move goods through the building make daily operations easier.
Based on our experience, we have designed space plans that ensure efficient work organization. However, if you want to relocate partitions or warehouse doors, we will work with you to develop a new space organization solution. You can also adjust the ratio of warehouse to office space in your leased area.
Energy class A ensures the optimal balance between eco-friendly solutions and low ancillary costs (in 2023, ancillary costs in the Favorte portfolio averaged to €1.7/m²). All buildings are equipped with solar panels, generating green energy that tenants can use without grid service charges.
